The house is a back to back, south facing property over 4 floors, built in 1880. It is at a high level overlooking the canal. There is a single lane road that the neighbours use for parking. As the house is the far end of terrace, the area in front of the house is accessible by turning down Aspinall Street (the rear houses of the terrace) and down a short, unadopted track. There is ample parking and a 3-point-turn is easily possible to reverse this route back out, if the road is not clear.
There is a small garden/ yard with steps up to the front door. They are not suitable for people with mobile disabilities unfortunately.
You enter directly into the living room, which is large and elegant space with a radiator and an electric ‘radiator' fire (the whole thing heats up, so you need to be mindful when it's on about what is on the mantelpiece as it gets warm). There is a large south facing window which lights up the space beautifully. The original picture rail means there is no need to hammer nails into the walls.
The adjacent kitchen is functional but small. There is a gas hob and electric oven with a sink under a large south facing window., and a fridge. The main staircase is in this space and narrows the area, so the cupboards, work surface and shelving next to this are also narrow. There is also access to the basement.
The basement is low in height and only exists under the kitchen area. It has existing stone shelving. By the front wall the space splits into 2, on one side there is a washing machine and on the other the gas combi boiler. The washing machine plumbing drains into an existing open drain in the floor. I have never had any flooding in the cellar but it is naturally a bit damp. Pallets are provided to keep items off the floor, beware that the stone shelves are naturally moist as they are built into the underground walls. There will be a washing machine in place when you arrive by courtesy of the landlord, however, it is not the landlords responsibility to maintain or replace this during your tenancy.
The first floor has a small hallway which accesses bedroom no1. The is a double room with a south facing window, the wall has been internally insulated with a non-load bearing woodwool with lime plaster. There is a picture rail around the space but care needs to be taken on the weight of any pictures hung on these insulated external walls.
The bathroom consists of a wash-hand-basin and a bath with a shower over. There is a window to the west. There is another room on this floor which is to kept locked for the landlords storage.
The 2nd bedroom an original built-in attic room with a good staircase in the corner, leaving the space the full length of the house (it's massive). The west facing window affords far reaching views. The space is high and has recently been insulated as part of the local councils scheme to improve local properties. Access to the under eaves will be kept locked unless required for access in emergencies.
Mytholmroyd is a friendly village with easy access to Hebden Bridge, a great little town. If you like walking there are a variety of beautiful countryside walks to get there. If you take the tow path it's about a 30min walk. There are good local amenities within a 5 min walk, including, a doctors surgery, dentist, cafes, pubs/bars & shops plus, the railway station is less than 10minutes walk.
The house will be let unfurnished apart from the large spacious wardrobe in the 1st floor double room.
