Terms and Conditions of Tenancy
Payment Procedure for Rent - A standing order will be required for the payment of your rent on the rent due date each month i.e. 30th of the month. There must be cleared funds in our account in order for the 'move in' to occur, any hold ups may lead to charges and a delay in taking possession.
Tenancy Agreements - All tenancy agreements taken out on any Town & Country Southern Lettings Ltd property will be an Assured Shorthold Tenancy (AST).
Utilities – When taking possession. It is your responsibility to ensure the transfer of utilities suppliers, water supply & Council Tax to your name is carried out.
Deposits – The Deposit is equivalent to 5 weeks rent however this may be subject to change depending on circumstances i.e. If an animal is to be kept at the property. Town & Country Southern Lettings Ltd are members of the UKALA Deposit Scheme (Membership No: 188593). All deposits relating to Assures Shorthold Tenancies (AST's) will be held under the rules of the UKALA membership and their Client Money Protection Scheme, in the case of managed properties and rent collection. For introduction only properties the Deposit will either be held under the UKALA Scheme or by the Landlord if they have joined and are able to provide us with proof of membership of one of the other insured or custodial schemes.
At the end of a tenant a Check out will be carried out, should the landlord and agent be satisfied with this the deposit will be released back to the tenant. Any discrepancies will be referred to the UKALA or Property Redress Scheme.
Joint Tenancy – Should two or more tenants 18 years of age or over move into a property together, please be fully aware you are jointly and severable liable for any payment of rent and discrepancies during the tenancy.
Anti-Money Laundering – We are as Estate and Lettings Agents legally obliged to obtain verification and proof of identity for all clients. Please be aware without proof of identity no tenant will be able to take up residency at the property.
Inventory – Before a tenant moves into a property, we have prepared, independently, a detailed Schedule of Condition or Inventory. We will use this to check the tenant into the property and in the case of fully managed properties a check out will also take place. This is to the benefit of both the landlord and the tenant.
Insurance – It is the tenant's responsibility to arrange their own contents cover for the property, this is not a legal requirement but we would advise you to arrange this. The landlord will have liability to pay for the buildings insurance.
