So, ladies and gents...there is a lot more to this house than meets the eye, that's for sure! I was amazed by how much space there is! With versatile accommodation arranged over 4 floors, there can't be many houses that provide this much value for the rent. At over 1,100 square feet, it is as big as most semi-detached houses, but this one also comes with a cellar! How good is that? So when it comes to houses, size does matter and in this case, big is beautiful. Another aspect that impressed me was how well the owner has retained many beautiful characteristic period features, typically associated with a property of this age, and has sympathetically blended these with contemporary colour schemes and fittings in order to achieve the best of both worlds.

And so to the accommodation...5 steps lead up to the front door, so although it is street-lined, you can't see into the lounge (which makes for good privacy). An elegant hallway guides you through to a lovely bay-windowed living room that has a multi-fuel burning stove, just right for curling up next to over these oncoming winter evenings. The hallway also leads into a 4 metre dining room, which in turn leads into the contemporary kitchen. There is a door at the back and access to the cellar from the kitchen area too. New composite front and back doors are an added bonus.

The first floor has a sizeable double bedroom and an even bigger modern bathroom, which has a rather nice 4-piece suite (check out the pics). Up again, and there are 2 further generous bedrooms and a separate WC. Don't forget the basement either...more of that later. There is a small courtyard-style garden at the back, which leads onto a cute cobbled back street.

Now for the location and amenities... The property is located in the very heart of the popular and sought-after area of Meanwood. It is conveniently situated for walking access to a vast and varied array of amenities for shopping, wine bars, restaurants, cafes, and just the odd pub or two! Headingley, Chapel Allerton, and Moortown are nearby, too. Very easy transport links or a short walk into the City Centre. What could be better! There are great and highly desirable schools and nurseries too. Recreationally, there are lovely woodland walks close by, as well as the popular Meanwood Valley Trail. Further afield, there are The Canal Gardens and Roundhay Park. All three are gems and are easily accessible. For the keep fit (get fit?) enthusiast, David Lloyd and Chapel Allerton Lawn Tennis, Squash, and Fitness clubs are on hand close by. For the golfers amongst you, there is one for every day of the week. Paradise!

I think this house is well worth adding to your rental shopping list, but do be quick!

Entrance Hall

Radiator and laminate flooring, ornate coving and a feature arch.

Living Room

4.55m x 3.22m - 14'11” x 10'7”
A particularly nice feature of this room is the double-glazed bay window. Great to have a multi-fuel burning stove and hearth. What could be nicer than being tucked up with a glass of your favourite tipple, watching a movie? Ornate coving, double panel radiator and wood flooring.

Dining Room

4.05m x 3.15m - 13'3” x 10'4”
Lovely feature fireplace where the Aga will have originally been. Period cupboard units to the left-hand chimney breast recess (I bet they are the originals!) and further cupboard units and fixture shelving to the right-hand one. Coving and ceiling rose. Sash window and double panel radiator. Outlook over the back garden and cobbled back street (check out the photo). The slate effect flooring flows into the ...

Kitchen

3.67m x 1.81m - 12'0” x 5'11”
I just love how the colour scheme works! Red and silver with a touch of white. There is a good range of wall and floor units, complemented by granite effect worktops and enhanced by split-level cooking, comprising a fan-assisted electric oven, a gas hob, and a canopy-style extractor hood above. Super sink unit with mixer tap and a fitted cupboard unit housing the gas-fired central heating boiler. Sash window and composite back door.

First Floor Landing

First floor.Landing...Sash window to the rear elevation.

Bedroom 1

4.25m x 3.65m - 13'11” x 11'12”
(Measured into the chimney breast recess.) Feature fireplace and double panel radiator. The recesses provide useful clothes hanging space and would make for an ideal fitted wardrobe space. The windows have been replaced with modern double-glazed units, similar in style to sash windows.

Bathroom

4m x 3.85m - 13'1” x 12'8”
If you are having a bath or a shower in this bathroom, you wouldn't want to rush. There is a lovely 4-piece suite having a rectangular bath with a mixer tap and a separate, fully enclosed double shower cubicle having a mains-fed shower unit. Nice to have twin vanity hand washbasins, both with mixer taps and cupboards underneath. Low-level W.C. The suite is enhanced by a tasteful wall and floor tiling. Sash window and extractor fan. Cast iron fireplace and inset ceiling lighting. From the landing, there is a staircase to the second floor.

Second Floor Landing

3.16m x 1.62m - 10'4” x 5'4”
There is a half-landing, off which, is a separate toilet.

Bedroom 2

3.87m x 3.68m - 12'8” x 12'1”
(Some restricted head height.) The character just continues to ooze in this house! Again, there is a nice feature fireplace, double-glazed dormer window, double-panel radiator, and under-eaves storage.

Bedroom 3

3.1m x 2.02m - 10'2” x 6'8”
Wood grain effect laminate flooring and a Velux window. There is a built-in cupboard unit housing the control for the solar panels, which provides some heating for the water system.

Guest WC

Low-level w.c. And a cute hand-wash basin. Sash window.

Basement

Sizeable, full-height cellar and former coal store. There is power, lighting and a window.

Exterior

Front. The property has 5 steps up to the front door from the pavement. Back. Small courtyard-type back garden, just like my granny used to have, with access onto a cute cobbled backstreet, with no houses opposite to speak of. The residents have often had celebratory street parties or the odd soiree. Nice!
