Tenants must pay One Calendar Month’s Rent in Advance and a Five-week security deposit.

The Holding deposit shall be only one week’s rent. (Where the tenant/s withdraws, fails a Right to rent check or provides false or misleading information, which the landlord is reasonably entitled to consider in deciding whether to grant the tenancy because this materially affects their suitability to rent the property, then there is no requirement on the Landlord or Landlords Agent to refund the holding deposit).

The level of tenancy deposit you can ask a tenant to pay depends on the total annual rent for the property.
• If the total annual rent for the property is less than £50,000, the maximum tenancy deposit you can ask a tenant to pay is up to five weeks’ rent.
• If the total annual rent for the property is £50,000 or above, the maximum tenancy deposit you can ask a tenant to pay is up to six weeks’ rent.

Unpaid Rent: Pay the rent to the Landlord at the times and in the manner specified and will pay interest at the rate of 3% per annum on any rent in arrears for more than fourteen days calculated from the date upon which such rent was, due to be paid to the date upon which it is actually paid.

A default fee can be charged for a lost key or equivalent security device. The landlord or agent must provide evidence in writing to the person liable for the payment to demonstrate that the costs they have incurred are reasonable.

Early Termination: Should the tenant wish to leave their contract earlier than permitted, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
