Referencing and Right to Rent Checks
You will be asked to complete an application form before referencing can be undertaken. You must provide:
Original photographic identification (e.g. Passport, National id card, visa, resident permit, driving licence)
Proof of residence (e.g. Original utility bill, council tax bill or bank statement, all less than 3 months old)
A guarantor may be required following completion of referencing checks. Where required, the guarantor must complete an application form and provide photographic identification with proof of residence.
Referencing includes: Credit file and public records checks, Anti-Money Laundering checks, employment and salary confirmation, previous tenancy details, Right to Rent checks, with results reported to the landlord.

Holding Deposit (per tenancy)
One week's rent to reserve the property (calculated as monthly rent × 12 ÷ 52).
Please Note: This will be withheld if any relevant person (including guarantors) withdraws from the tenancy, fails a Right to Rent check, provides materially false or misleading information, or fails to sign the tenancy agreement (and/or Deed of Guarantee) within 15 calendar days.
Security Deposit (per tenancy)
Rent under £50,000 per year: Five weeks' rent
Rent of £50,000 or over per year: Six weeks' rent
This covers damages or defaults during the tenancy.
Unpaid Rent
Interest at 4% above the Bank of England Base Rate from the rent due date until paid. This will not be levied until rent is more than 14 days in arrears.
Lost Keys or Security Devices
Tenants are liable for the actual cost of replacement. If locks need changing, costs include locksmith, new locks and replacement keys. Additional costs incurred will be charged at £15 per hour (inc. VAT).
Variation of Contract (Tenant's Request)
£50 (inc. VAT) per agreed variation.
Change of Sharer (Tenant's Request)

Early Termination (Tenant's Request)
Tenants will be liable for the landlord's costs in re-letting the property and all rent due until the replacement tenancy starts (capped at the maximum rent outstanding).
