The room is a large double with sole use of the bathroom next door. It is located at the back of the flat, so it is quiet and sunny with a lovely view.

You would have sole use of the entire flat for 5 days of the week, and would share with Patrick (one of the owners) on Tue and Wed nights. He now lives with his family in North Devon, but works in London for part of the week. Once or twice a month he may need stay on Monday night too. He arrives home after 6pm each night (and is often out in the evenings too), and he's gone early in the morning, so the crossover should be miminal.

The property is truly stunning. Newly developed five years ago, it has original Victorian features throughout, including high ceilings, sash windows and a fireplace with a wood-burning stove. The kitchen and living area are dual aspect and open plan, so sunlight floods in throughout the day (London weather allowing!).

The balcony is large and se-facing, so you get beautiful, fiery sunrises and catch most of the sun during the day. It is very private, as it is higher than the surrounding balconies and gardens, and has breathtaking views.

Internet and Smart TV are included in the rental price.

The flat is in Zone 2 with great transport links: 5 mins to Crouch Hill tube (Overground) and 15 mins to Finsbury Park tube (Victorian and Piccadilly lines). A bus-stop is right across the road, outside our local gp surgery. There is also an excellent dentist a minute or so down the road.

There are dozens of fantastic pubs, bars and restaurants minutes away on Stroud Green Road - often independent rather than chain - with vibrant Finsbury Park at one end and chic Crouch End at the other. There are also several supermarkets nearby: Multiple Sainsbury Locals (5 mins), plus a larger Teso (7 mins) and M&S (10 mins).

The furnishings are a little different to those pictured, and are relatively flexible. More furniture is due to be purchased soon, including a new sofa, though anyone moving in is welcome to add their own too (the bed and bedside tables cannot be removed, however). We are planning to redo the downstairs bathroom in coming months with either a new bath/shower or walk-in shower unit.

The kitchen has a large fridge/freezer, washer-dryer, dishwasher, oven and electric hob. It comes fully stocked with cutlery, crockery, pans etc.

Parking: An on-street parking space should be available through the council (the current tenant has this arrangement).
