2 Weeks Rent Credit Provided To The Tenants
We are also still able to offer two weeks rent free, if they move in within 4 weeks (no exceptions to a later date). Following the renters rights act we have been told that we can no longer refer to this incentive as a refund or rent reduction and instead we must say that the tenants will be provided with a rent credit. This means that the tenant will need to pay the 1st months rent as normal and then we credit two weeks back to them once they have moved in. It does make the offer less attractive but it’s the only way our legal team will allow us to offer this. I have been given approved wording that can be used in the online adverts and would be grateful if you could use this:
“Incentive available by separate agreement: The landlord may offer a rent credit equivalent to two weeks rent, payable to the tenant after the first month’s rent has been paid in full and on time, terms and conditions apply”
