The property is fully furnished and fully equipped, with high-speed broadband included. Occupants are responsible for their own household utility bills and council tax.

Option 2 - Fully Furnished & All-Inclusive (+ £550)
The same fully furnished and fully equipped property, with broadband, gas, electricity, water, council tax and TV licence included within the monthly payment.

Minimum stay 2 months
Maximum stay 18 months

The Property
The first floor offers two beautifully furnished double bedrooms, each with a comfortable double bed and its own dressing table/workspace, making the property particularly suitable for professionals and those working remotely.

On the ground floor is a comfortable living area with a Smart TV, together with a modern shower room.

The fully fitted and fully equipped kitchen is ready to use from the day you arrive and includes a dishwasher, washing machine and the essential appliances, cookware, crockery, cutlery and utensils required for everyday living.

Smart TVs are provided in both bedrooms as well as the living area, and high-speed broadband is included with both rental options.

Parking
Free parking immediately outside the property is available between 6:00 pm and 8:00 am and throughout weekends.

Additional free street parking can be found within a short walk of the property.

Please note that there is no weekday parking immediately outside the property between 8:00 am and 6:00 pm.

Optional Professional Housekeeping
Cleaning is not included within the advertised monthly rent.

Professional housekeeping can be arranged on an ad-hoc basis from £80 per visit, including a light clean together with a change of bed linen and towels.

For larger or more extensive cleans, requirements can be discussed directly with the cleaners and a separate quotation provided.

Alternatively, weekly professional housekeeping can be incorporated into the stay for an additional £12.50 per day, providing the convenience of regular cleaning together with fresh bed linen and towels throughout the stay.

Pet-Friendly Stays
Well-behaved pets are welcome, subject to suitability.

For stays with pets, an additional £200 refundable pet damage deposit applies. A £160 end-of-stay professional cleaning charge is also payable to cover the additional deep cleaning and removal of pet hair required before the next occupants arrive.

Furnishings & Fittings
Birch Nest is offered as a fully furnished and thoughtfully designed home, with its furniture, decor and fittings forming part of the overall interior concept.

The property is therefore offered as seen, and all furniture, furnishings and fittings will remain in place for the duration of the stay.

Unfortunately, the host is unable to remove, replace or alter furniture, furnishings or fittings to accommodate individual requests.

Booking and Payment Terms
Once the dates and duration of the stay have been agreed, payment equivalent to the first 30 days' accommodation charge will be required to confirm the booking and reserve the property for the agreed period.

The following 30-day payment will become due on the check-in date, with subsequent payments collected every 30 days thereafter for the remainder of the stay.

All payments are made electronically. We operate as a cash-free business and accept all major debit and credit cards, including Visa and Mastercard, together with Apple Pay and Google Pay.

Cancellation Policy
We understand that plans can change. The following cancellation terms apply to the initial booking payment:

• 30 days or more before check-in: 100% refund
  
• 15-29 days before check-in: 50% refund
  
• 14 days or fewer before check-in: No refund
  

Any refund due will be calculated in accordance with the above cancellation policy.
