Tenant Fees & Protection

Permitted Payments

In accordance with the Tenant Fees Act 2019, as amended:

• Rent: Payable as stated in the property particulars and tenancy agreement. A maximum of one month's rent in advance may be required after the tenancy agreement has been signed and before the tenancy commences.

• Holding Deposit: Equivalent to a maximum of one week's rent to reserve the property while referencing and pre-tenancy checks are completed.

• Tenancy/Security Deposit: A maximum of five weeks' rent where the annual rent is below £50,000, or six weeks' rent where the annual rent is £50,000–£100,000. Deposits taken by Match Property are protected through the Deposit Protection Service (dps).

• Changes requested by the tenant: Up to £50, or reasonable evidenced costs where these are higher, for an agreed change to the tenancy.

• Ending the tenancy without the required notice: A payment may be required, capped at the rent that would have been payable had the correct notice been given.

• Late payment of rent: Where provided for within the tenancy agreement and the rent is at least 14 days overdue, interest may be charged at no more than 3% above the Bank of England base rate, calculated on the outstanding amount.

• Lost keys/security devices: The reasonable evidenced cost of replacing lost keys, fobs or other security devices may be charged.

• Tenants remain responsible for utilities, communications services, council tax and TV licensing where applicable and unless specifically included within the rent.

No other tenant fees are charged unless expressly permitted by law.
