(present tenants swapped the lounge to the front attic bedroom and its works really well as a snug nad is still spacious, but it can be switched back easily)

The central heating system is under floor heating, so only elec bill to pay in this house, and the council tax and water - cat A, outside there is a sunny garden with a wooden table and 2 benches. Present tenants are not gardeners so it will need some tlc from you - you must make sure its kept in good order, so weeding etc, and if you want to plant anything you have to ask first. THis space get full sun from 10am till 8pm in the summer months.

THe bond is 5 weeks rent and is security for damage &/or unpaid rent as is stanrdard with normal renting policy for most shorthold assured tenancies. (open rent call it a deposit but the correct word is bond)
No smoking or vaping, respectable and consider tenants needed, no loud parties etc because if the nieghbours complain We will be removing you from the property, you have decent neighbours and I need to keep it that way. Some pets may not be allowed as you are upstairs without a fenced in garden. We are also allergic to cats.
