Holding Deposit

A holding deposit of £80 per room is required to reserve a room while your application is processed. This will not exceed one week’s rent; a lower amount will apply where necessary under the Tenant Fees Act 2019.

If the tenancy proceeds, the holding deposit will be credited towards your first month’s rent with the payer’s consent.

The usual deadline for entering into the tenancy agreement is 15 days after receipt of the holding deposit, unless a different deadline is agreed in writing.

The holding deposit may only be retained where legally permitted, including where an applicant:

  Provides materially false or misleading information affecting their suitability for the tenancy.

  Does not have the Right to Rent and the statutory conditions for retention are satisfied.

  Withdraws from the proposed tenancy, subject to statutory exceptions.

  Fails to take reasonable steps to enter into the tenancy agreement by the agreed deadline, despite the landlord or agent taking reasonable steps to proceed.
  
  

Failing referencing or being unable to provide a suitable guarantor does not, by itself, justify retaining the holding deposit.

If the landlord or Letting Complete Ltd decides not to proceed, the holding deposit will normally be refunded unless a lawful ground for retention applies. Refunds and written explanations of any lawful retention will be provided within the applicable statutory timescales.

Tenancy Terms – Renters’ Rights Act 2025

Qualifying assured residential tenancies in England are subject to the Renters’ Rights Act 2025 and operate as assured periodic tenancies from 1 May 2026.

No compulsory six- or twelve-month minimum term applies to these tenancies. Tenants can generally end their tenancy by giving two months’ written notice in accordance with statutory requirements, unless a shorter period is agreed in writing.

Security Deposit

The standard refundable tenancy deposit is equivalent to five weeks’ rent, although a lower deposit may be agreed with the landlord. The exact amount will be confirmed before you proceed and will remain within the applicable statutory limit.

Where statutory protection requirements apply, deposits are protected with the Deposit Protection Service (dps), and the required prescribed information is provided.

Optional Deposit Alternative – Reposit

A Reposit deposit alternative may be available, subject to eligibility and the landlord’s agreement. This involves a non-refundable fee instead of a traditional refundable tenancy deposit.

The current fee, any additional charges and full terms will be provided before you choose this option. You remain responsible for unpaid rent, damage and other sums properly due under the tenancy. A traditional refundable deposit remains available as an alternative.

Referencing & Right to Rent

Applications are subject to referencing, identity verification and applicable Right to Rent checks before the tenancy begins.

Applicants using the Home Office online checking service must provide a valid Right to Rent share code and their date of birth. Other accepted checking methods will be used where appropriate. Updated evidence will be requested where follow-up checks are legally required.

Photographs & Furnishings

Photographs may show rooms dressed or digitally staged for marketing purposes. Bedding, pillows, cushions, throws and decorative accessories are not included unless expressly stated.

Rooms are supplied furnished, with the agreed inventory confirming the items provided. Optional dress packs may be available to purchase separately; purchasing one is not a condition of renting a room.
