A very bright 2 bed flat, set in a 1930s purpose built red brick block, in a quiet estate. Set on 3rd of 4 floors, with a lift.
- Open plan lounge / kitchen, with small balcony & living wall. Great views, overlooking a park and catches sunsets.
- Two double bedrooms, one bathroom (shower, no bath).
- Huge amount of built in storage, 3 large cupboards in the hall, and 1 in the bedroom pictured.
- Wood floorboards throughout (except tiled bathroom). Double glazing (blown windows all recently replaced).
- Easy to heat in winter and stays warms
- Friendly, very respectful other residents in the building.
- Walls and woodwork all in very good condition / as new.
If you have a look at the floor plan, this will give you an idea of the room sizes. This image shown is of the original floor plan, before I renovated 10 years ago. Differences are:
- Kitchen & Lounge knocked into one bright space, and has one doorway
- Bathroom has been knocked into one space, and the bath swapped for a shower.
Note that the photos are taken wide-angle and makes the rooms look bigger. It's a great size flat still, just managing expectations if viewing.
Please see the video tour to see what is / isn't included within the rental. Some of the photos show furniture that is not included.
Kitchen Includes:
- Gas Hob (Smeg)
- Double Oven (Fisher & Paykal)
- Integrated fridge freezer (Ikea)
- Integrated washer dryer (Hotpoint)
- Integrated slim dishwasher (Beko)
- Gas combi boiler (less than 5 years old) (Worcester & Bosch)
- Light fittings
- Window furnishings included (including black out blinds and velvet curtains in both bedrooms)
- Teak TV unit (Paul Cadovious) in the lounge
- Living wall & planting. The living wall and balcony planting has an automatic water irrigation system so doesn't need much care. We will come round to maintain quarterly, but if tenants are green fingered then they're very welcome to tend.
- Ikea kingsize bed, mattress & headboard
- 2 x large Ikea mirrored wardrobes (second bedroom)(photos don't show doors, the video does).
- Folding teak dining table (seats 6)
- 2 x dining chairs
- Lounge picture frames

The rent / Lease length:
Looking for people to make the flat their home for the long indefinite term, just as we we have done for 10 years.
The Estate:
The building, and rest of the estate, is managed by Sanctuary Housing. I've owned the flat for 10 years, and have found they maintain the estate, and communal corridors well, and are responsive to any exterior maintenance issues.
The estate is surprisingly quiet. Neighbours are friendly, and very little disturbance.
Estate parking and road parking available, both managed by Hackney Council (not included).
Bike hangers available just outside (6 months for one bike included with rental, for £30 key deposit)
The Area:
Flat is in a great area for greenery & natures. Just a 1 minute walk from Mabley Green, 3 minute walk from the canal and Hackney Marshes / Wick Woodland. Just a little further you have the Queen Elizabeth Park & Victoria Park.
Local Transport:
Bus stops 1 minute away, to Hackney Central / Stratford / Leyton directions.
Nearest stations are Homerton Overground (10 mins walk), Hackney Wick Overground (15 minute walk), Stratford Station, which now offers Elizabeth line, along with Jubilee & Central, (15 minute bus), Leyton - Central Line (10 minute bus)
Local Amenities:
- Chatsworth Road is the closest high street, which has evey thing you need, plus Sunday street market.
- Westfield Stratford is a 25 minute walk, or take the free shuttle bus from Here East
- Hackney Wick is very close for nightlife.
- Elizabeth Park has 3 gyms on offer, and F45 is even cloer on the canal.
- Plexal (Here East) is the closest workspace, 10 mins walk, and is £240+VAT p/month. (One of the best workspaces I have ever used).
