How do I choose an estate agent?

When choosing an estate agent, try to select a shortlist of three.

Get recommendations from friends, family and neighbours. If you liked the agents who sold your house to you, add them to your list too.

Invite the agents to your home and ask them for a valuation.

Find out things such as:

  • their rate of commission

  • how quickly these agents sell properties

  • if they usually achieve the asking price

  • if they have experience of selling a property like yours

  • what they'll do if the property takes a while to sell

How much are estate agent fees?

Estate agent fees typically range from 1% to 3.5% of your home’s sale price, and you usually pay after your home has sold.

The fee can vary depending on the estate agent, where you live and the type of service you choose.

It’s all about weighing up the fee against the service you’ll get, as a higher rate might mean more time and effort dedicated to your sale.

Is it worth using an estate agent?

They also have a network of contacts to help keep your purchase moving.

Estate agents do charge a fee for their services but it’s usually a small percentage of the total sale price of your property.

How many estate agent valuations should I get?

We recommend getting at least three estate agent valuations.

Estate agents deal with different buyers, different properties and different sales data, and all of this feeds into the value they set for your home.

With a few opinions, you can get a realistic range and land on the most accurate value for your home.
