Description

About the property Avenue Cottage is a Grade II Listed three bedroom detached timber framed property with colour washed walls under a thatched roof. This enchanting character home could be described as the "quintessential chocolate box cottage" and is set in beautifully
established gardens extending to about a quarter of an acre (sts) within the highly regarded village of Ufford near Woodbridge. The property occupies a corner plot were The Avenue meets School Lane in an area known as "Lower Ufford" by the local community.

We are advised that Avenue Cottage has been occupied and enjoyed by the same family for over ninety years.

Arranged over two floors the accommodation comprises: Oak front door opening to the entrance porch, dual aspect sitting room with an open fireplace, dual aspect snug with an open fireplace (believed to have been the former kitchen) featuring exposed timbers to the ceiling and a small kitchen and bathroom on the ground floor. An en-closed staircase accessed via the central sitting room leads to the three first floor bedrooms with exposed timbers to the walls and ceiling (two double bedrooms and a single bedroom). The central double bedroom acts as a through room providing access to the adjacent single bedroom. Outside the gardens are predominantly laid to lawn with a selection of established trees, shrubs, flowers and bushes enclosed by hedged boundaries. There are two storage sheds in the garden and a well that is located to the front of the property. The cottage has a wall mounted fan heater in the bathroom and storage heaters within the reception rooms and two primary bedrooms. We have been advised that gas is laid on in the road and that the cottage has a number of crittall windows. Avenue Cottage enjoys good access to the Suffolk Heritage Coastline and offers a rare opportunity to restore and modernise a unique period home within a desirable village served by two highly regarded public houses. Internal viewing is essential to appreciate the full potential of this cosy, timber framed, thatched home.
