Description

A building plot with the benefit of planning permission for a three bedroom detached bungalow with a garage, in the centre of the well regarded village of Sternfield.

Planning permission has been granted for the construction of a single storey, three bedroom dwelling of nearly 893 sq ft (83 m2) offering:

An open plan kitchen/ dining room, sitting room, three bedrooms (one en suite) and a bathroom. Private drive way and single garage.

Location Sternfield is a small hamlet which lies approximately 6 miles inland from the coast at Aldeburgh and only a mile from the market town of Saxmundham. Saxmundham is a thriving market town which has a good range of shops in a traditional High Street setting, together with Waitrose and Tesco supermarkets, good healthcare facilities, a bus station and railway station, which gives connecting services via Ipswich to London Liverpool Street.

Description Planning permission was granted by East Suffolk Council on 20th March 2019 for the erection of a new three bedroom detached bungalow with a garage, in the centre of the well regarded village of Sternfield. The planning permission reference is DC/19/1203/arm, a copy of which is included within these particulars.

Restrictions Prospective purchasers should note that the vendor will include an obligation within the sale contract requiring that the dwelling is required to be built as shown in the approved plans. Any amendments to the plans will need the vendors prior approval.

Community infrastructure levy (cil) cil is payable and we understand this was set at £20,625.12 on 10th May 2019, although this figure is likely to increase with indexation. However, if the plot is purchased by self builder/owner occupier, and the owner occupier retains the property for a minimum period of three years, then we understand that the cil is not payable.

Viewing The plot is set well back from the public highway, and therefore access can only be gained by prior appointment with the selling agents.

Services We understand that mains water and drainage are available in the public highway, and that electricity is available overhead. Notwithstanding the above, prospective purchasers should satisfy themselves with regards to the availability of services.

Architect Extracts of the consented drawings are included by kind permission of Graham Nourse planning consultants ltd

note No Building Regulation Approval Drawings, or any Retaining Wall Calculations have been produced and this would be down to the purchaser to obtain these and get the necessary approvals at their expense. Also, the purchaser will need to comply with any conditions mentioned in the Planning Approval / Reserved Matters
