Description

A bright, smartly finished and unusually spacious two bedroom apartment on the ground floor of an elegantly grand Victorian conversion just moments from the excellent transport links of Leytontone tube station, all the amenities of the High Road and the wild, wide open green spaces of Epping Forest.

Thanks to the large semi-detached building, you have a private side entrance and large private rear garden.

If you lived here...

You'll be welcoming guests into your truly capacious, 215 square foot reception room, with broad blonde engineered hardwood flooring flowing underfoot throughout and a constellation of recessed spotlights overhead. There's more than enough space for dining and entertaining alike. Next door your kitchen's a bright and roomy affair with timber worktops, handsome cream suite and an oversized chef's oven.

Here's also where you access your private rear garden, a generous, secluded mix of patio and lawn, with plenty of space for dining al fresco, plus a handy shed, all flanked by high timber fencing. Back inside and your master bedroom's an impressive 170 square feet, with swathes of natural light flowing in via the large bay window and more of that handsome hardwood underfoot. Bedroom two's a generous single ideal for a child or home office, while your bathroom's immaculately decked out in sandstone.

Outside, Leytonstone tube station is just a five minute walk and will whisk you directly to Liverpool Street in just fourteen, putting The City less than twenty minutes away door-to-door. Heading to the West End? Tottenham Court Road is just twenty three minutes direct. All the amenities of Leytonstone High Road are just as handy, with a fine range of supermarkets, stores and gastropubs. In particular The Red Lion, an impressive local institution serving up delicious food in sumptuous, family-friendly surroundings, is less than a half mile on foot.

What else?

- Epping Forest, perfect for morning jogs and evening strolls, starts less than a half a mile from your front door. Take a leafy stroll further and you're at Hollow Pond, where you can hire row boats and explore the waterways trailed by inquisitive ducks.
- You have off street parking, and drivers can be on the North Circular in ten minutes.
- Parents will be pleased to know that you have fifteen primary/secondary schools in a one mile radius, all rated 'Good' or 'Outstanding' by Ofsted.

A word from the owner....

"The flat ia wonderfully located less than 5 minutes from both Leytonstone tube and a 24 hour Tesco. Although in the middle of things the flat is quiet and both the brighbours above are lovely, quiet and respectful. For those with children it is in the catchment area for both gwyn jones and Davies lane which both have great reputations. My son anf I have loved living here and if not for lack of space would not be moving."
