Exclusive & Elegant
On the St Audreys Park exclusive development, this detached four-bedroom property with four reception rooms and pretty gardens, and large double garage offers an elegant existence. Nestled on the outskirts of Woodbridge, in approximately fifty acres of parkland and woodland, with a nine-hole golf course this home offers a wonderful balance of work, rest and play all in one.
The current owners were drawn to this location and who wouldn't be? A former Victorian workhouse and then hospital set in huge grounds where the patients would be encouraged to breathe fresh air and explore, was later taken on by well-respected developers who created a wonderful community, with more modern housing, all homes with their own good-sized grounds and with woodland and country paths all around. Being close to Woodbridge meant amenities were on hand but rural life could still be enjoyed – not to mention St Audreys Park golf club of course!
Step Inside
A traditional porch welcomes you in and through to the inner hallway with space for coats and shoes. To the right is a perfectly placed study, currently used as a snug, set away from the social parts of the home offering peace and quiet to focus; straight ahead is the pretty ground floor cloakroom. From this central hallway you will find the kitchen/breakfast room, which has a huge range to cook for the hoards, and a relaxed breakfast area, perfect for the children eating breakfast whilst lunches are prepared, or for a homework table under the watchful eye of whoever is preparing supper or for guests to chat to the host over a glass of wine. The house has a great flow with the formal dining room being next to the kitchen, and a large picture window overlooking the expansive rear terrace and gardens. The dining room has double doors that connect to the sitting room at the end of the house, making this ideal to open up the space when entertaining a crowd. The sitting room boasts an impressive fireplace with large wood burner and beautiful oak mantelpiece, which marries with the oak ceiling beam and makes this the perfect space to cosy up in winter. The sitting room leads to a garden room with tiled roof and panoramic views over the rear gardens – a wonderful retreat in private tranquil surroundings.
Home or Away
The home has welcomed family and friends to stay over the years and the layout of the house works well for a crowd or just a couple. The large bifolding double doors between the dining and sitting room fold back to allow guests to spill out into the sitting room, opening out the entertaining space. When it's just two of you at home, these doors close, resembling panelling, and you would never know they are an opening at all. This allows the sitting room to stay cosy in winter and cooler in summer with the doors wide open. This house also offers special security feature of a lockable shutter on the large picture window in the dining room, installed by the current owners. They have been abroad for extended periods without worrying about security in this safe community. As well as parking for several cars in the drive there is a double garage with pitched roof and a small window above the entrance doors as well as one in the east wall.
Explore Upstairs
The central staircase leads to a tasteful landing and to four good sized bedrooms, all of which offer delightful views over the gardens. The principal bedroom offers a modern ensuite complete with energising pop of colour along with great use of space, with a corner built in dressing room area. A family bathroom complete with bath as well as large shower serves the three remaining bedrooms, so important for families with young children. Bedroom two is another huge double room and has bult in wardrobes whilst bedrooms three and four still offer plenty of space for family and friends to stay over. The smaller bedroom is currently utilised as office space and easily accommodates two desks as well as shelving.
Step Outside
The handsome home is approached by a sweeping driveway leading to double garage and plenty of parking for family and friends. The garage is currently split to offer a great workshop space but could easily be changed to accommodate two vehicles again. The attractive front garden offers an expanse of lawn, and a wonderful, private and secluded patio retreat perfect for lazy summer afternoons offering shade from mature trees and shrubs. The rear gardens are equally as impressive with a wide terrace to entertain from and room for barbecues and alfresco dining. For those who love an active lifestyle, the wider grounds of St Audreys Park offer beautifully maintained woodland walks to take in the daffodils and bluebells and plenty of space to walk without traffic and noise, just the birds.
On The Doorstep
St Audrey's Park is located on the outskirts of Woodbridge, and offers welcoming, tranquil surroundings, plenty of walks direct from the property, along with the option for golfing. The development has a golf club which also doubles as a social club offering ladies lunches and afternoon teas, and social get togethers once a month - a great asset for bringing people together and an aspect the current owners will really miss. Melton village shop and post office is just a 20-minute stroll along a country lane and Melton also offers a nursery school.
Despite its peaceful setting, St Audrey's Park is far from remote, being close to Woodbridge which offers all you need for day-to-day modern living. Amenities include state and private schooling, post office and supermarket, library, doctors and dentist, public houses, independent and boutique shops plus an independent cinema. Situated on the River Deben, Woodbridge is a fantastic location for water sports and other facilities including gym, swimming pool, tennis courts and rugby club. Nearby golf clubs include St Audrey's, Woodbridge and Ufford Park with its spa. There is an hourly bus service from Ipswich through Woodbridge to Aldeburgh making the coast easily accessible whilst for commuters, Melton railway station is around five minutes away with a branch line rail connection via Ipswich to London Liverpool Street. The A12 is easily accessible taking you to the popular Suffolk coast, or to London, or to the A14 interchange for Bury St Edmunds and Cambridge.
