What a pleasant surprise awaited me when I came to see this property for the first time. A traditional, bay windowed semi-detached house located at the top of a quiet cul-de-sac with plenty of car parking space and a garage. If that wasn't enough, the property has been modernised and improved and comes with a swish semi-open plan kitchen diner and a luxury bathroom. The icing on the cake, though, is definitely the super-sized back garden, which is a mahoosive plus if you enjoy the outdoor life...ohhh...and did I tell you that there is no onward chain either! So, if you wish to move pronto, without the worry that the seller does not have anywhere to go to...then get your offer in quick.
Having parked on the roadside or driveway, your guided tour starts by entering into a bright and airy entrance hall. First on the left will take you into a bay-windowed living room that has a good degree of privacy. Back into the hallway and straight into the kitchen area...semi open plan to the dining room...not just any kitchen though...this one is rather special as you will see when you check out the pics. The dining room is adjacent and is semi-open plan. There is access to the garden from the dining room and kitchen. Onwards and upwards, via the staircase in the hallway, will take you to the first floor landing, which gives access to the first floor rooms. The master bedroom is at the front of the house and is adjacent to bedroom 3. Bedroom 2 and that rather special bathroom are at the back of the house. The back garden is considered to be another pleasing and beneficial feature!
There is a wealth of amenities available in Headingley and Kirkstall, catering to most people's needs. The public transport facilities into and across Leeds are on hand and there are train stations at Headingley and Kirkstall Forge. Close-by Headingley and Kirkstall, enjoy a fantastic village vibe both day and night. I wish I could go back in time and see what the impressive Kirkstall Abbey looked like in its heyday. It is quite an attraction, particularly with the parkland and canal walks being on the doorstep.
So there you have it, one of Kirkstall's best kept secrets...not now that I have told everyone about it! One to add to the very top of your house-hunting shopping list. Please do be quick to book yourself a viewing slot for the Open Day...I look forward to seeing you soon.

Living Room
4.06m x 3.44m - 13'4” x 11'3”
A lovely bay-windowed living room with commanding views over rooftops and beyond. Being set back and elevated from the roadside, there is a great feeling of privacy too. Again, we have engineered Oak flooring and a beautiful feel to the room, thanks to the double-glazed bay window. The fireplace has a wood overmantle and the fireplace could well accommodate a wood burner/stove...nice. Contemporary radiator and downlighting complete the first of the reception rooms.
Entrance Hall
What a lovely start to your viewing experience by entering into a light, bright and airy entrance hall, enhanced by engineered Oak wood flooring, a composite front door, downlighting and a contemporary radiator. Useful storage cupboards, 1 of which houses the Worcester gas-fired central heating boiler.
Open Plan Dining / Kitchen
The dining room and kitchen are semi-open plan to each other and were a pleasant surprise at my first visit (check out the photos)
Dining Room
2.93m x 1.83m - 9'7” x 6'0”
... Semi-open plan to the kitchen... Tiled flooring having the benefit of underfloor heating. Extensive, useful built-in storage behind sliding doors. Contemporary radiator, double glazing and a double-glazed door giving access to the gardens.
Kitchen Area
3.73m x 3.45m - 12'3” x 11'4”
Here, awaiting you is a fitted and equipped bespoke kitchen that, with its range of differing styles of lighting, is a thing of beauty. The extensive range of wall and floor units come in a grey finish and having soft closures; there is no banging of cupboards or trapped fingers with the little ones. Enhancements include split-level comprising Beko double ovens, and an induction hob which has a concealed extractor hood above it. Integrated fridge, freezer and an AEG dishwasher and Bluetooth. I think the addition of a 4-seater breakfast bar was a great idea and the solid bamboo tops. A contemporary radiator and double-glazed doors give access straight onto the back garden...great for those who enjoy entertaining both inside and out.
First Floor Landing
2.38m x 2.16m - 7'10” x 7'1”
(maximum measurements) Double-glazed window to the side elevation. Don't forget to ask me how it would be possible to extend into the loft from here.
Bedroom 1
4.1m x 2.95m - 13'5” x 9'8”
It's not often that the children get to have the biggest bedroom!. This one has the benefit of the double-glazed bay window and nice views, combined with the privacy too. I love the radiator and the oak window sills...there are quite a few throughout the house.
Bedroom 2
3.76m x 2.93m - 12'4” x 9'7”
Mum and Dad's bedroom overlooks the back garden and has the advantage of extensive fitted wardrobes. Contemporary radiator and double-glazing. Access to the loft, which is part boarded and insulated.
Bedroom 3
2.49m x 2.39m - 8'2” x 7'10”
Enjoying the same views as the master bedroom, here we have a contemporary radiator and double-glazing.
Bathroom
2.38m x 2.35m - 7'10” x 7'9”
A swish bathroom that is every bit as nice as the kitchen...don't worry if the kids like to splash about, as the floor has been altered to form a wet room. A modern white suite comprises a rectangular bath, a low-level W.C., and a vanity wash hand basin that has drawer units underneath it. How about a walk-in, mains-fed shower unit which has a waterfall shower head and an additional handheld one, too. There is a ladder-style radiator, down-lighting and double-glazed windows. Don't forget to check out the heated mirror unit and in-built cabinet.. And of course...the Bluetooth.
Exterior
This house is located at the head of a cul-de-sac, set back and elevated from the roadside, the driveway at the front provides off-street parking for 3-4 cars and leads to a garage located at the side of the house. The garage has ighting and a power supply.
Exterior
And so to the back garden...If you enjoy outdoor life, entertaining with friends and family, then this is definitely the garden for you! Immediately to the rear of the house, accessed from the kitchen, is a paved patio area and children's play area...great for keeping an eye on the little ones if you are in the kitchen or dining room. Over to the right, the garden opens out onto a lawned area, flower beds and fruit trees...enough to be called an orchard. At the top of the garden, you will find a timber deck and a rather nice summerhouse (with power supply) and great views back down your sizeable garden. In my opinion, the garden is the icing on the cake that completes a rather gorgeous property. Don't take my word for it, though...book yourself a viewing slot on the Open Day and take a look-see for yourself.
