About this property
A rare opportunity to acquire a parcel of land extending to approximately 13 acres (5.26 hectares), comprising a blend of pasture and a range of derelict outbuildings, presenting attractive opportunities for redevelopment (subject to the necessary consents).
Set close to Llangattock and Crickhowell, and conveniently positioned for Brynmawr and Abergavenny, the property is offered for sale as a whole.13 acres (5.26 hectares) of land laid to pasture and mixed woodland.
Description:
The property extends to approximately 13 acres (5.26 hectares) of agricultural pasture and mixed woodland, enclosed by livestock-proof fencing and mature hedgerows. The property also features a range of dilapidated stone buildings, consisting of a derelict stone Welsh long house which presents the opportunity for future development (subject to the necessary consents).
The land is predominantly sloping in nature, with some level areas, and is classified as Grade 3b and 4 as seen on the Agricultural Land Classification Map (Wales). It lies at an elevation of approximately 152 metres to 216 metres above sea level. The property can be accessed via a gateway from the council-maintained road.
In addition to its agricultural potential, the land supports a diverse range of natural habitats, including permanent pasture, mature trees, and areas of woodland. This biodiversity may offer future opportunities for environmental schemes, including carbon mitigation initiatives.
