Seeing this coach-house-style apartment for the first time certainly reinforced my opinion as to how far builders of new property have improved in recent years! In my opinion, Bellway Homes is one of the leaders in the planning and designing of generously proportioned homes, as proved by how quickly this contemporary development was snapped up by new buyers in 2017/18. For me, there really is a lovely feel of openness about it, not always found with modern developments. For those of you working from home, broadband speeds and reliability have become important features too. With super-fast, fibre optic broadband, these concerns are a thing of the past when you buy this wonderful apartment.
So...Here we have a fabulous property, located in one of the most sought-after areas of North Leeds. Great enough that the apartment is spacious, but what is really impressive is that it does not have any adjoining property attached above or below, and only has 1 adjoining room to the right-hand side, so it is almost like living in a detached home...almost. The decor is beautiful, the kitchen fittings, bathroom and en-suit are superior. How wonderful to have a contemporary 6 metre open plan kitchen/dining/living room too. With the majority of the rooms facing south, there is a great feeling of light and airiness.
And that is not all...The apartment has plenty of storage and has its own individual under-croft parking and a further allocated car parking space too. It is situated on the fringe of the development and is sited within lovely communal grounds, visitor parking and roadside parking available also. The property is being sold with no onward chain and a quick completion, if required.
So... If you are looking for something that little bit extra special, with individuality and panache, you should add this to the very top of your house-hunting shopping list! Is there a better apartment for the money on the market? I think not...but feel free to book yourself into the Open Day viewing event and I look forward to meeting ewe.
Now for the amenities ... Adel is considered to be a popular and sought-after leafy suburb within North Leeds. The main arterial roads give easy access to Horsforth, Moortown, Chapel Allerton, Headingley and Bramhope. Leeds city centre and access to the motorway networks, and of course, Leeds and Bradford International Airport, are a few miles away. Public transport is on hand and there is a selection of schools in proximity, catering for children of all ages, with private schooling and nurseries too. Apart from good shopping, restaurants, pubs, and wine bars, there are lots of sports clubs to visit in order to work off that over-indulgence.
The vibrant Adel Village Memorial Club, The Village, David Lloyd, and Chapel Allerton Lawn Tennis and Squash Club, to name just a few. Also of local interest is Golden Acre Park, the Canal Gardens at Roundhay, and the famous Roundhay Park with its' twin lakes. There are at least 6 good golf courses within a few miles, including Headingley Golf Club within a 10-minute walk. A 30-minute drive North, takes you out into the beautiful North Yorkshire countryside...a true gem of the County!

Entrance Hall
Access to your apartment is via your very own external staircase. Proceed through the composite double-glazed door into a sizeable, long hallway, which gives access to most of the rooms. There is wood-grain effect laminate flooring in a grey finish, a radiator and downlighting. Access to your loft space...very useful. There is a built-in storage cupboard housing the Ideal Logic gas-fired central heating boiler and electric consumer unit.
Open Plan Dining/Kitchen/Family Room

Open Plan Living Dining Room
4m x 3.94m - 13'1” x 12'11”
How nice the grey laminate flows through from the hallway into this room. Here we have a double-panel radiator, downlighting and double-glazed windows. There is enough space to accommodate a dining area big enough to have a table and chairs for 4, with ease. Having a southerly aspect, this room has great natural light and a lovely, airy and spacious feel to it.
Kitchen Area
3.94m x 2m - 12'11” x 6'7”
There is an extensive range of wall and floor units complemented by grey granite effect worktops and having soft closures; there will be no banging of cupboard doors or trapped fingers. Enhancements include split-level cooking comprising an AEG electric double oven, a matching ceramic hob with an extractor hood above it. There is an integrated Zanussi fridge, freezer, dishwaser and washer. The lighting within the kitchen area is pretty special: Down-lighting, under-lighting over the worktops and foot lighting. Double-glazing and a pleasant view at the rear.
Bedroom 1
3.47m x 3.38m - 11'5” x 11'1”
Useful full-height fitted wardrobes to 1 wall. There is a radiator and southerly-facing double-glazed windows, ensuring plenty of natural light.
Ensuite Shower Room
2.27m x 1.44m - 7'5” x 4'9”
Beauty personified...(check out the photo). Here we have a double-width, walk-in shower with an electric shower unit, a hand wash basin and a low-level W.C. Beautifully tiled walls and flooring combine nicely with downlighting, a ladder-style radiator and an extractor fan.
Bedroom 2
3.16m x 2.9m - 10'4” x 9'6”
Again, there are fitted wardrobes and fitted drawer units. Radiator, and southerly-facing double-glazed windows.
Bathroom
2.4m x 173m - 7'10” x 567'7”
A contemporary white suite comprises a panelled bath with central mixer taps, above which is a mains-fed shower unit, which has curved glass screening to the side. There is a hand wash basin and a low-level W.C. Again, we have beautifully tiled walls and flooring. There is a ladder-style radiator, downlighting and double glazing.
Exterior
As can be seen from the external photographs, the property has its own private ”under-croft” car parking and a further allocated car parking space. There is an enclosed dustbin store and an additional, lockable storage room.
Exterior
Take a look at the pictures of the communal grounds at the back of the apartment. They seem to be very nice and also have visitor parking spaces available.
