About this property
"We have loved living in Paintworks, both as a couple and more recently, starting our family. It feels safe, secure and quiet but still vibrant, with a great coffee van, deli and cafes on site. We love having Sandy Park just up the road for cafes and shops, being near Totterdown pubs and parks, as well as being able to get to the train station and into central Bristol quickly. We enjoy walking around the beautiful leafy Arnos Vale, which is just over the road, with a very sweet cafe and gift shop. We have a lovely view over Bristol from our balcony, we get the most beautiful sunsets and it makes the perfect spot for early morning balloon spotting in the summer!"
The Home
This immaculate apartment occupies a prime position within the development and benefits from a private allocated parking space, making it an ideal purchase for first-time buyers, investors, and young professionals alike. It is also being offered with no onward chain.
Upon entering the south-facing apartment, you are welcomed by a spacious hallway providing access to all principal rooms. The impressive open-plan kitchen and living area is flooded with natural light and features ample storage alongside a contemporary, fully fitted Howdens kitchen. A west-facing balcony offers the perfect setting for morning coffee or relaxing evenings enjoying the sunset.
The property further comprises two generously sized double bedrooms, thoughtfully positioned at opposite ends of the apartment, with a well-appointed family bathroom centrally located between them. Both bedrooms provide excellent proportions and substantial storage, offering comfortable and versatile accommodation for guests, children, or home working.
The Outside
The Paintworks is a fantastic modern development situated just off Bath Road. It is highly-regarded, being ‘a genuine attempt to regenerate a mixed use district centred primarily on a sense of community and in so doing provide a model for others to build on elsewhere’. There are 331 residential dwellings within the Paintworks, but this is far from a simple residential development. According to their website there was a ‘desire to place different uses side by side and to open up communal areas within the buildings. The mix of creative tenants, exhibition/event space and popular café/bar quickly defined a distinctive emerging character in Paintworks' early years. ’Within the Paintworks are popular venues such as Miro Lounge and Coffee Club, as well as various pop up eateries during the week, perfect for those working from home.’ The Paintworks also thrives from its proximity to several other popular areas of Bristol. Just a short walk up the hill are the popular independent shops, eateries of Totterdown, such as Bruhaha, Smokebox, Bank and the award-winning Farrows Fish and Chips. The area is popular for the character of the houses, the feeling of community and the abundance of local green spaces. From the apartment, it is a short walk to Perrett’s Park, Arnos Court Park and the larger Victoria Park. Arnos Vale Victorian Cemetery and woodland are also home to Arnos Vale Cafe and a programme of events including Pop-up cinema, theatre, tours and classes. All parks nearby are very popular with local residents and combined with the tree lined streets and avenues in the area, give this location a particularly green feel. The area is ideal for commuters, being walking distance to Bristol City Centre, Temple Meads Train Station and the major areas of employment around Temple Quay. There is also a 2km cycle path to Temple Meads, making this a great option for people who regularly commute to London. Spark Evans Park is a two minute walk away accessed by a pedestrian bridge, including M&S, The Gym and Showcase Cinema.
