This extended three bedroom semi-detached family home occupies a plot within a sought after residential area between the parades of Wigston Magna and Oadby. Offered with no upward chain the property is very well placed for a plethora of local amenities. Large supermarkets, a variety of smaller shops and services as well as eateries are all just a short drive or bus ride away. For many Wigston's main centre is within walking distance. Parklands Leisure Centre and Brocks Hill Park are also readily accessible and its proximity to Oadby means it is within the catchment for some highly regarded schools. The extension to the rear accommodates an enlarged reception room, one of two reception spaces. The home does require modernisation and refurbishment throughout, but the current owners have undertaken two substantial jobs prior to marketing.

The first has been the removal of an old garage, which had certainly seen its best days and also had an asbestos tiled roof. The removal of the garage has meant it will be much easier for a future buyer to extend the home further. The other very significant task undertaken before marketing is the felling of a large tree that sat adjacent to the garage in the rear. The roots of this tree have caused an issue with the existing extension. Cracks relating to the tree are visible in both the kitchen and the lounge. However, a solution has been found and quoted for. The work has not been carried out in anticipation of further alterations likely by a future buyer.

Access to the home is via a porch that opens to an entrance hall with stairs rising to the first floor landing. Under the stairs, what was previously a storage cupboard has been used to create a ground floor WC and wash hand basin. Doors from the hallway lead through to the kitchen, lounge and dining/sitting room.

The front reception room has a large bay window to the front elevation and has an electric fire that sits within a feature fireplace and set onto a central chimney breast. With the extended reception room at the rear probably best utilised as the main lounge, the front reception room makes a better dining room. The rear reception room also possesses a feature fireplace and also has a bay window which overlooks the garden.

The kitchen is likely to be refitted by most buyers but does have a range of base and wall-mounted storage units, a stainless-steel sink and drainer and space for all essential appliances. A back door leads out to the garden. A larger more open plan kitchen diner could be created through the knocking through the wall into the rear reception.

To the first floor, there are two double bedrooms and a further single box room. The two doubles do have fitted wardrobes and storage. The third single bedroom does offer the versatility to be used as an office space if not required as a bedroom day-to-day.

Finally, there is a shower room that comprises a large walk-in shower with fixed screen, low flush WC and wash hand basin that is set onto a storage unit.

To the front of the property a hard standing drive provides off-road parking. At the rear is a good size family garden that could be a wonderful feature with a little taming and cutting back.

This much loved family home has huge potential for a buyer to add immediate and significant value. Internal viewing is highly recommended to truly appreciate the space it already offers, the scope to extend and future possibilities it holds.
