Commercial Property Guide: High Wycombe

High Wycombe is a town situated in Buckinghamshire, 29 miles away from London, and has a population of around 120,256. In terms of population, it is the second largest - after Milton Keynes - in the whole of Buckinghamshire.

There is a significant amount of history in High Wycombe, was featured in the Domesday book, and is also home to a Roman villa dating back to around 150-170 AD.

The town is renowned for its Georgian style architecture, and boasts the Grade II listed building, The Little Market House, which was built back in 1606. The Guildhall, a stunning building that dates back to the 18th century, can also be found on High Wycombe High Street, where exhibitions and community events are held regularly. West Wycombe Park also dates back to the 18th century, and is a Grade I listed building, surrounded by beautiful countryside.

The Eden Centre is the go-to place for shopping, entertainment and dining out, and is the 32nd largest shopping centre in the UK, with over 107 different shops.

Prominent local industry

High Wycombe received market borough status in 1222, although it was largely a mill town during the Medieval and Tudor times, producing large amounts of linen and lace. In the 17th and 18th century, the paper industry was a flourishing industry, particularly because the River Wye contains lots of chalk that was used for bleaching pulp.

The most famous and successful industry to hail from High Wycombe was furniture production, and was the driving force behind the local economy until midway through the 20th century. Chair making was the most popular form of furniture making, and the vast amount of beech trees, elm and ash that surrounds High Wycombe, contributed greatly in terms of resources needed to create them.

After the Second World War, the industry dwindled, due to competition from international companies and decentralisation.

Today, High Wycombe is primarily a market town, but prides itself on its services and entertainments industry, including a thriving nightlife scene. The Buckinghamshire New University also plays a crucial role locally, offering numerous job opportunities.

Economic and business developments

The IT sector has seen an increase in the area, and while there are a few business parks that cater to these businesses, there are plans afoot to create even more workspaces. Wycombe Air Park is being considered as a place to attract new businesses and create more jobs.

There are also a number of opportunities within the finance, engineering and manufacturing sectors, with more growth expected in the coming years. Wycombe District Council are aiming to lure in more visitors to town, with their new scheme, the Town Centre Masterplan, which involves making the area more attractive, and making a number of improvements along Oxford Road and Westbourne Street.

There is also a growing trend of self-employment within High Wycombe, and the council plan to support more small businesses in growing, through incubators and workspaces.

Notable commercial locations

High Wycombe has several business parks, including Cressex Business Park, which is only 2 miles from the town centre, and has a number of different companies in the IT and service industries. Globe Park is 4 miles away from the centre, and has mainly commercial businesses, while

Kingsmead Business Park is located to the east of town, and is predominantly IT based. More business parks are planned to be introduced in the near future.

Nearby commuter hubs

High Wycombe is well placed, with many people making the daily commute to London in just under half an hour by train.

Stokenchurch is a small village nearby, and has a good economic activity rate and low unemployment, with 45% commuting to Wycombe and 7% to South Oxfordshire.

Ballinger & South Heath, Booker and Chesham Bois are also desirous places to live, near High Wycombe, and have many commuters residing there.
