Fully furnished, you pay for your own council tax and water and energy bills. Water and energy bills goes through and i'll explain this further down the listing.
All tenants pay min £65 towards the water and gas bill per month so they dont get a big bill when gas comes. Tenants put this as a seperate payment to rent. Every 3-6 months we will look at your gas and water bill and you will pay any shortfall in the bill. I do this as utilities have been cut off when tenants havent paid or those expensive key meters put in and they charge us as the landlord £400 for reconnection and the key meters take for every meter to be removed. So this stops it happening.
Gas and electricity is with so energy at 26p a unit for electricity (daily 65p); and 8p a unit for gas (daily 30p). On a rolling contract.
This lovely cosy flat has a shared front door entrance with the tenants upstairs, they have the front garden. Your internal entrance door leads off the hallway and takes you to your own flat front door and into the lounge which is the central hub for this lovely flat. Obviously none of this area is shared with the tenant upstairs, the lounge has 2 beautiful sofas and ikea chair and a dining table for 2 people. The fire place has a pretty elec fire with a lovely changeable colour option and heat.

At the back is the galley kitchen with a door to the clean private and secure yard
.The kitchen has a fan assisted oven and gas hob, fridge/freezer, washing machine, toaster, microwave and every thing you will need for basic cooking, so pots, pans, casserole dishes, utensils and knives, chopping boards, glasses, mugs, tea pot and crockery.
The bathroom has good storage, and a door from the lounge leads into the toilet and basin area, then a step up and door way leads through into the shower area, The shower area is separated by a vanity wall, rather than door to give better light into the bathroom and this area has a good extractor fan to remove any moisture form the shower so will not effect the Bedroom. THe shower is electric. The shower is a good size and fully enclosed with a glass surround and raised tray. The bedroom leads off from this and is flooded with a lovely light.Again lots of storage, tall draws, side table and a wardrobe with draws and shelves, double bed and lots of good lighting, pictures. A nice stone plinth feature with shelves and laminated floors.
You also have a seperate back entrance and your private yard.
Gas combi boiler heating system with an elec shower.
Council tax is cat A (was about £100 a month last time we looked with single person discount)
Ave gas was 40-50£ a month in winter, water is a set amount, prior to increases it was £26 a month.
Elec is on private meters presently set at 26p a unit, you buy cards directly from at £10 a card and I keep a log of when you bought the cards and how many cards were put on the meter. Its all logged on the meters and will be in the video when you take the property.
The bedroom is underneath the 1st floor flat lounge but they are under instructions to turn the tv down at 10pm as i own both the flats.However if you are light sleeper, this may not be the right flat for you. Our tenant upstairs is very quiet and considerate as well, which is def a plus.
When you request a viewing can you also tell us the following as we will ask before a viewing date is set:-
- How old are you?
- How many people are intended to live at the flat and their ages?
- Are you working? What is that work?
- WHy are you wanting to move?
- Do you smoke or vape and do you have pets?
- Anything else you feel is important for the let?
We base your answers on our decision of whether to give or not give you a viewing.
We also will request a credit check once a tenancy agreement is signed and a form will be completed by yourself to perform a credit check. The form answers need to be accurate with the credit check. As i have to pay for this check and if you have lied on the form we will charge you for the credit check from the bond you paid for the tenancy. YOu may even have a credit check done already and these after often free on equifax and i'd be happy to have a recent copy of that data.
Our House insurance does not cover part of the insurance if a credit check is not performed, and I am looking for a tenant who is honest, hence why I do the credit checks.
Rent and Bond
on Signing up for a tenancy agreement we will require your first and last months rent (580 plus 580 = 1160) plus your bond, which if you are struggling with can be paid the second month. I will prefer to sign a tenant who can pay all of this in one go, but we wont rule you out if you can not, if you are a suitable tenant for the property.
First and last month rent is to detour people leaving owing rent and it works generally.
References from past landlords and work refereneces will be followed up

We will also need to check your right to work in the UK
The corona virus issue - If the law requests you will need to wear a mask when coming into the property.
We only take working or retired tenants, we will be requesting work references and proof of where you are presently living and a ref/contact details of your present landlord, and we will require to see your passport or other recognised photo id, for contract signing.
We also take a full video of the flat when you are about to move in/or get the keys so that we can see everything on the video in the flat, we will also introduce on the video this means you will be in the video for proof its yourself taking the flat.
We are looking for a tenant who is considerate to their neighbours, does not have parties, does not smoke in the house, keeps it clean and tidy and is respectful to the property, the items in it and neighbours.
