New Homes: Glasgow

Scotland’s largest city, Glasgow is also the fourth largest in the UK. The city’s an economic powerhouse in the region, contributing 35% of Scotland’s jobs, 36% of its exports, and 32% of its economic output. Residents enjoy cultural landmarks like the Kelvingrove Art Gallery and Museum, Glasgow Cathedral, and Riverside Museum as well as an abundance of green spaces throughout the city.

With a thriving music and fine art scene as well as the University of Glasgow in the city’s West End, Glasgow draws many young people to its traditional tenements. Nearly one quarter of the population is between the ages of 16-29. This makes it a particularly ideal place for young professionals and families looking to buy their first home.

New housing stock often include apartments on the River Clyde, but you can also find restored Victorian tenements or brand-new detached homes in the suburbs.

Local Investment and Schemes

There was a 51% increase in foreign investment in Scotland in 2015 compared to 2014, with Glasgow coming in sixth amongst UK cities when it comes to foreign direct investment. After successfully hosting the 2014 Commonwealth Games, Glasgow’s been put on the map as an up-and-coming destination within Europe.

One of the most ambitious local schemes is the regeneration of 840 hectares in Glasgow’s east end, the Clyde Gateway project. Undertaken with Glasgow City Council, the Scottish Government, Scottish Enterprise and South Lanarkshire Council, this project is putting £1.5 billion from the private sector investment to create a new business and residential hub over the next two decades.

Glasgow residents also benefit from the Help to Buy Scotland Scheme, which helps cover 15% of a new home’s value.

Major developments: New Homes

One of the most successful new recent developments is the Laurieston regeneration project. It’s part of a larger city plan to revitalize the Laurieston area of Glasgow, demolishing tower block housing to make way for new apartments, maisonettes, and terraced houses.

Developed by the New Gorbals Housing Association, Laurieston’s first phase comprising 201 homes was completed last year to the tune of £23.5 million. Later phases will include more homes for sale, as well as a bus and rail interchange and green city park.

If you’re after a modern property overlooking the Glasgow Green, the Verde development from Cruden Homes West may be of interest. The development sits right in the city centre, adjacent to bustling Merchant City. The properties will consist of 2 bedroom apartments and duplexes with communal winter gardens.

The Glasgow Harbour Project will create hundreds of new riverside homes, and is considered to be one of the flagship projects of the overall regeneration of the Clyde Waterfront. Phase 1 was completed in 2007, with phase 2 currently under construction. It features commercial space as well as residential facilities, 50 acres of public space, and 3km of walkways along the waterfront.

Major developments: Redevelopments

The Queens Cross Housing Association has pledged a £13 million investment to redevelop high rises in Glasgow’s North West. The revamped Cedar Court development will feature new energy-efficient features, structural enhancements, and an overall improved aesthetic.

There are currently plans in the works to sell a piece of land in Park Quadrant to a housing developer to complete the unfinished plan of Victorian architect Charles Wilson. This crescent-shaped West End development is currently a conservation area, with plans to complete it with new flats designed in line with the original architect’s vision.

Local commuter hubs

Braehead’s just outside of Glasgow city centre and offers a thriving mix of new housing developments. For example, Springfield’s Riverside Point is located here, offering 3 and 4 bedroom homes within easy commuting distance of Glasgow or Paisley.

East Kilbride’s also a popular suburban hotspot, particularly with families.It offers excellent transport links into the city centre and new housing developments including Ballerup Village from Barratt Homes or The Laurels from Taylor Wimpey.
