What is a new build property?
A new-build property is a home that has been newly built and never lived in before. Everything is brand new, including fixtures, fittings and appliances. New builds are usually more energy efficient than older homes and often include eco features or smart tech. Buying one can be simpler too: you reserve the property with an application and a reservation fee.
How much deposit do you need for a new-build home?
Most new-build mortgages require at least a 5% deposit. Certain buying schemes help reduce your upfront costs: Own New Rate Reducer and New Build Boost work with a 5% deposit, while Shared Ownership requires a 5% deposit on just the share you are buying.
Do you pay stamp duty on a new-build home?
New builds follow the same Stamp Duty Land Tax (SDLT) rules as existing properties. First-time buyers pay no stamp duty on homes up to £300,000, provided the total price is £500,000 or less. Home movers pay standard rates on properties over £125,000. Many housebuilders offer developer incentives to cover or contribute to your stamp duty bill.
Do you need a survey on a new build?
Yes, a snagging survey is worth getting on a new-build home. It is a survey made for new builds that spots workmanship issues, defects and repairs, so you can ask the developer to fix them before you complete. Your warranty then covers structural issues for up to 10 years.
